Comprehensive Maintenance through Outsourcing

Bikaner Central Division (FY 2019–20, 2020–21 & 2021–22)

The work pertains to the Comprehensive Maintenance through Outsourcing, including attending day-to-day maintenance, Annual Repairs (A/R), Maintenance & Operation (M/O), Special Repairs, and Upgradation works related to Civil, Electrical, and Horticulture services for both Residential and Non-Residential Buildings under the jurisdiction of the Bikaner Central Division.

Scope of Work

The scope covered integrated facility management and maintenance services for properties belonging to Income Tax (IT) and Central Excise (CE) departments, General Pool Office Accommodation (GPOA), and General Pool Residential Accommodation (GPRA).

The services included:

1. Day-to-Day Maintenance

Routine civil repairs (plumbing, carpentry, masonry, flooring, roofing, etc.)

Electrical maintenance (internal & external wiring, lighting systems, panels, DG sets, etc.)

Operation and upkeep of water supply and drainage systems

Maintenance of public utility services

2. Annual Repairs (A/R)

Periodic painting and whitewashing

Structural repairs and waterproofing

Replacement of damaged fixtures and fittings

Preventive maintenance works

3. Maintenance & Operation (M/O)

Operation of electrical installations and equipment

Maintenance of pumps, lifts (where applicable), and electrical panels

Monitoring and upkeep of building services systems

4. Special Repairs & Upgradation Works

Renovation and modernization of existing facilities

Replacement of obsolete electrical installations

Civil structural strengthening works

Improvement of building infrastructure and service efficiency

Energy-efficient upgrades and system enhancements

5. Horticulture Services

Development and maintenance of lawns and landscaped areas

Plantation and seasonal flower beds

Pruning, watering, and upkeep of green spaces

Pest control and soil management
